eRealty Services Application Process


Welcome to eRealty Services a premier property management company. We offer quality homes available for lease in the Austin surrounding areas which include Killeen.  If you would like to submit an application for a property you wish to rent, follow the application process below.

 

Application Process

A completed application including a signed authorization form is required from each person over the age of 18 who intends to reside at the property. You can download this application from the link at the bottom of the page.

In addition, you can drop the application off anytime during normal working hours or after business hours.  We have a mail slot located on the right side of the front entrance.  Our office is located at

We require a $40.00 fee for each application submitted, and it is $65.00 for legally married applicants. The fee is non-refundable once the application is processed.  Personal checks are accepted for the application fee (please make checks or certified funds payable to eRealty Services).

 

Applications are typically processed within 24-48 hours. The more complete your application, the faster we can process it.  Please be sure to include any information that is relevant to the verification of income, employment, credit, and rental history.


Screening Guidelines

Although we can make exceptions, our general guidelines to qualify for a property are:  a verifiable income of approximately three times the monthly rent, employment verification, two years of recent and favorable rental references or home ownership and a minimum of two lines of good credit established with a creditor for one year.

 

Other Considerations

  • Most lease agreements are usually written for a period of one year. 
  • Once an application is approved, only a signed lease agreement and security deposit (cashier’s check or money order) will hold the property. 
  • Keys will be transferred no earlier than the established date of occupancy, provided that the first month's rent has been received in the form of a Cashier's Check or Money Order.
  • Pets are considered on a case by case basis and additional deposits will be necessary, which could include either a refundable or non-refundable deposit.

Approved Application
After the application is approved, it is your responsibility to ensure all the utilities are placed in your name and turned on the day the lease begins.  A copy of the lease will be provided to you, which allows you to contact the post office and change your mail so that your mail is received at your new address.  Also, it is very important you fill out the Inventory and Condition form.  This form will need to be completed no later than 10 days after moving into the property.  All monthly rent payments must be sent to the management office address per the lease agreement.  We strongly encourage setting up direct deposit and/or authorizing an automatic bank draft authorization.
