PROPERTY MANAGEMENT SERVICES



eRealty Services is committed to providing a level of management service that is unmatched in the industry.  If you have some unique or specific requirements we will do our best to accommodate your situation.  Here is a list of some of the management services we provide.

Prompt, Ethical and Responsive

  • We understand how important it is to keep you informed throughout the leasing process.  We monitor our emails and make ourselves available to you 24hrs a day.  We are NOT the typical 9-5 Monday thru Friday business.

Determine Rent Amount

  • Using our industry knowledge and experience our team will conduct a market analysis and provide you information on comparable properties that have recently leased in your neighborhood. 
  • In addition, we will also provide general guidance on the average number of days it took to lease comparable properties.

Preparation of the Property

  • Someone on our staff will visit your property, evaluate the condition of the property, and provide guidance and/or recommendations on getting your property rented as quickly as possible to the right tenant.
  • If general maintenance or repair items are required, our team will coordinate with our approved vendors and ensure all work is completed to our satisfaction

Aggressive Marketing Campaign

  • Our team will advertise your property on the internet which includes placing an ad on Craigslist’s, our website, the National Listing Service and the Multiple Listing Service.  In addition, we will place property signs in the front yard.
  • Once a call or email comes in, we will follow up with the prospective tenant providing the necessary information requested on the property.  We will make ourselves available to show the property and meet with the prospective tenant as soon as possible.

 Screening Applicant(s)

  • Our extensive screening process includes the review of the prospective tenant’s credit history/score, criminal history and any prior evictions.
  • We will also verify employment and contact the previous landlord ensuring rent payments were received on time and the tenant is NOT violating their lease agreement.
  • Based on the information received during the review we will make a recommendation and may discuss our findings with you.

Tenant Move In

  • Prior to the tenant moving in we will collect the security deposit and first month’s rent.  This will be in the form of certified funds (either a cashier’s check or money order).
  • Using Texas Association of Realtors approved forms we will process the lease agreement between the tenant and landlord. 
  • Tenant will complete the inventory and condition form within 10 days of move in.
  • We will coordinate rekeying the locks in accordance with Texas Property Code Law(s)
  • Items such as changing the A/C filter, general maintenance, and maintaining the appearance and condition of the property will be discussed with the tenant.

Rent Collection and Disbursements

  • We will promptly collect rent payments from the tenant at the beginning of the month.
  • Several of our tenants are already enrolled in Direct Deposit and we are evaluating the ability of our tenants to pay online through credit card and Automatic Bank Draft Authorization.
  • If a tenant has not paid rent by the due date, an initial late notice is sent.  If the tenant does not pay in full with late fees, we will deliver a 3-day notice to vacate the property.
  • If the tenant refuses to pay rent or vacate the property in 3 days our company will initiate an eviction filing with the appropriate county.

Detailed Accounting Statements

  • Each month you will receive a statement reporting the income and expenses.
  • At the end of the year you will receive a statement reflecting income and expenses for the year.  In addition we will send you a MISC 1099 reporting the income collected throughout the year.

General Maintenance and Repair Services

  • Tenants have access to online maintenance forms and can contact us 24hrs a day for minor repairs and/or emergencies.
  • Coordinate property visits for repair and maintenance between the tenant and our approved vendors.
  • Minimize repair costs using our extensive list of approved vendors.
  • Contact and submit repair requests with Home Warranty companies.

 



Property Management Agreement

This is an example of the property management agreement we use. The document is approved by the Texas Association of Realtors.

Owner's Notice Concerning the Property Condition

This document allows us to obtain necessary and specific information about the property from the owner.

Information About Brokerage Services

This is a required document by the State of Texas providing information on Brokerage Services.
