Q:  What type of rental properties do you manage?

A:   We specialize in single family homes in and around central Texas.  We are currently accepting new management properties including condos, duplexes, four-plexes, and multi-family apartments.

 

Q:  Who is responsible for pet and security deposits?

A:  Deposits are collected by our company and deposited into a trust account.  We will disperse security deposits minus and make ready fees to the tenant at move out.

 

Q:  How much will my property rent for?

A:  This will depend on several factors and largely based on the real estate market.  We will provide you a rent range based on information we collect from the Multiple Listing Service.

 

Q:  How do you know if the tenant is taking good care of my property while it’s rented?

A:  This can be accomplished several ways. We may frequently drive by the front of the house to see if the lawn and outside of the house is presentable. If the tenants are taking good care of the outside, that’s a pretty good indication they are also taking care of the inside. In addition, we may choose to occasionally enter the property for repair or maintenance reasons during the lease term, and will use that opportunity to inspect the property. If no repairs are necessary on your property over an extended period of time, we may schedule a preventative maintenance walk-through to ensure the smoke alarms have batteries and there are no unreported problems at the property.

Q:  How are tenants selected?

A:  Each applicant is carefully screened which includes rental history, employment verification, credit report, and any reported prior evictions.

 

Q:  Who pays for maintenance and repairs to my property?

A:  The owner pays for maintenance and repairs, unless the tenant has agreed to assume responsibility.

 

Q:  Who is responsible for paying to market my property?

A:  A onetime fee of 185.00 dollars will cover all the marketing expenses our company will occur to market your property.  If the property owner elects to include the property in the Multiple Listing Service the owner will incur the fee paid to the leasing agent.

 

Q:  Are management fees tax deductible?

A:  As an investment property you can generally deduct items such as mortgage interest, insurance, property management fees, and expenses incurred for most repairs.  Please consult with your tax advisor for specific deductions.
